We are seeking a skilled Maintenance Technician to join our team and support multiple residential communities in the Smyrna/Dover, DE areas. This full-time role is responsible for maintaining the physical condition of properties, ensuring safety standards, and providing exceptional service to residents. The position covers two locations and requires occasional travel within and around Smyrna/Dover, DE.

Position Summary

Under general supervision, the Maintenance Technician performs a variety of maintenance tasks including unit turns, inspections, general repairs, and preventative maintenance. This role is essential in ensuring that all properties remain in excellent condition and meet operational and safety standards.

Key Responsibilities for the Maintenance Technician include:

• Complete service requests and repairs promptly and accurately

• Prepare vacant units for occupancy in a timely manner

• Maintain inventory of tools and supplies; follow purchasing procedures

• Coordinate work with approved vendors and adhere to budget guidelines

• Implement preventative maintenance programs to reduce emergency repairs

• Perform minor electrical, plumbing, HVAC, carpentry, painting, drywall, and general repairs

• Troubleshoot and resolve maintenance issues efficiently

• Assist the property management team with additional tasks as needed

Qualifications for the Maintenance Technician Include:

• Minimum 2 years of maintenance experience or related field

• Basic knowledge of plumbing, electrical, carpentry, HVAC, and boilers

• Ability to safely and effectively use hand and power tools

• Valid driver’s license and reliable personal vehicle for travel/on-call duties

• Willingness to submit to a drug screen and criminal background check
